Massachusetts Launches New eLIPSE Licensing Platform for Real Estate Professionals
The Massachusetts Board of Registration of Real Estate Brokers and Salespersons has officially launched eLIPSE, a new digital platform designed to streamline licensing, renewals, and compliance. The platform went live in June 2025 and replaces previous systems managed by PSI and the state's ePlace portal.
This change significantly modernizes the way real estate professionals in Massachusetts manage their credentials, and it comes with several important updates that licensees need to be aware of.
Key Changes Now in Effect
1. PSI No Longer Issues Licenses
While PSI will continue to administer real estate exams, it will no longer issue licenses. Once an applicant passes the exam, they must complete the application and upload all required documentation directly through the eLIPSE portal.
2. License Issuance and Renewals Are Now Fully Digital
Licenses are issued and renewed exclusively through eLIPSE. Paper submissions are no longer accepted. Once approved, licensees can immediately download a digital version of their license.
3. 10% Random Compliance Testing
As part of the updated system, the Board will randomly select 10% of licensees for audits during each renewal cycle. This is intended to increase compliance oversight and ensure that licensees meet all required standards.
Required Documentation for Applications and Renewals
Licensees must upload the following items directly into the eLIPSE system:
- Notarized CORI Form
A Criminal Offender Record Information (CORI) check is required for all licensees. This form must be notarized before upload. The CORI check allows the Board to review an applicant’s criminal history to determine eligibility for licensure. - Photograph (2x2 inches)
A recent, clear, color photo of the applicant must be uploaded. The image should be taken straight on, with the applicant facing the camera. While it does not need to be an official passport photo, it should resemble one in format—no side profiles, hats, or sunglasses are permitted. - Continuing Education Certificates
Licensees must upload certificates verifying completion of the required continuing education hours for renewal. - Surety Bond (for Brokers)
Brokers must upload proof of a $5,000 surety bond. This is a longstanding requirement and must be submitted on the official bond form. - Errors and Omissions (E&O) Insurance (for Broker of Record)
Brokers of record for offices must upload current proof of E&O insurance coverage.
What This Means for Licensees
The transition to a fully digital platform is designed to make the licensing process faster, more transparent, and more secure. By centralizing application and renewal functions, the Board aims to reduce processing delays and improve overall recordkeeping.
