The Accredited Buyer’s Representative (ABR®) Designation Course establishes a foundation of training, skills, and resources to help you succeed as a buyer’s representative.
You'll Learn or Refresh Your Skills on How to:
Articulate a Value Proposition as a Buyer's Agent:
- Describe the value proposition of being a buyer's agent by understanding what is important to the buyer.
- Identify factors that contribute to your value as a buyer's agent.
Conduct Effective Buyer Consultations:
- Explain the goals of a buyer consultation and how to prepare for the initial session.
- Conduct a buyer's consultation leading to a signed buyer representation agreement and gaining buyer loyalty by assessing needs and educating them about the market.
Utilize Search and Showing Strategies:
- Use active listening strategies and Realtors Property Resources® tools to search for properties that meet the buyer's needs.
- Present properties in a manner that optimizes the client's opportunity to view and purchase a desired property.
- Ensure compliance with federal, state, and local Fair Housing laws when selecting and showing properties.
Navigate the Offers and Negotiations Process:
- Educate clients about the offering process and conduct a thorough market analysis to understand the client's negotiating position.
- Assist clients in formulating informed and competitive offers based on objective valuation tools.
- Guide clients through the process of presenting an offer and negotiating with the seller to achieve the best outcome.
Guide Clients from Contract to Closing:
- Walk clients through contract contingencies and the mortgage process.
- Guide clients through the home inspection and appraisal processes.
- Ensure that clients understand the different types of required insurance and the overall closing process.

Steps for Earning Your ABR® (This course is only step 1!)
Starting with the Accredited Buyer’s Representative (ABR®) Designation Course, you’re required to meet an established set of benchmarks to officially earn your ABR® designation. Each step reflects a high standard of excellence for all designees to demonstrate and complete before or within three years of taking the designation course.
Benchmark 1: ABR Designation Course (this course satisfies Benchmark 1)
Take the ABR® designation course online or in a classroom setting.
Benchmark 2: Additional Education
Complete one qualifying elective course online or in-person. Some courses may also apply towards different designations or certifications. | View Elective Options
Benchmark 3: Confirmed Transactions
Finalize five transactions solely as a buyer's representative (no dual agency). This can include up to two leases. These transactions do not need to fall within a specific period of time.
Benchmark 4: Active Status
Maintain active and good membership status in the Real Estate Buyer’s Agent Council (REBAC) and the National Association of REALTORS®. | Apply for your ABR®
CANCELLATION POLICY: Cancellations can be made up to 48 hours prior. No refunds or credit thereafter.
According to MA Licensing Regulations, you must be present for the entire two hours to earn credit. Please log into the webinar early to ensure you are able to get in. NEAR recommends all attendees participate in the class on a computer or tablet, not a cell phone, to ensure an uninterrupted signal for the full two hour required to get credit. In order to remain your Massachusetts Real Estate License, you are required to take 12 hours of Continuing Education credits every 2 years. Credit earned for this course from the Northeast Associations of REALTORS® can be applied to Massachusetts credits only.
